Building Information

400 South Tryon is a landmark property, a solid Class B building with tremendous exposure on the skyline of Charlotte.  Home to Duke Energy, it is operated efficiently, resulting in low operating expenses, yet also provides a nice environment for Duke’s employees.  The systems are well-maintained, and we always have an updated 10-year capital plan in place that we aggressively manage, balancing those expenses to be passed through as operating expenses versus true capital costs.  Duke is involved in the approval of the capital plan, and we have a multi-level relationship with them with broad perspective.

The common areas have been upgraded, with dramatic new Tryon and Church Street lobbies and corridor and Tryon and Second Street Plaza, including outdoor seating and a nice water feature.

A new restaurant faces Tryon Street and has seating outside on the Plaza.  The restaurant caters to the building tenants, with a great environment, good food and reasonable prices.

400 South Tryon is a project Duke Energy is proud to occupy and is a good investment for UBS Realty Investors.  Spectrum’s role is to manage the property to maximize UBS’s long-term return on investment.
